Terms and Conditions

Introduction

The holiday accommodations offered by us, referred to as “we,” are owned by third parties, specifically the property owners.
We provide these accommodations on behalf of the property owners, to their benefit and at their risk. Our agreement with the property owners authorizes us to manage the rental of these accommodations.
Rentals are conducted in accordance with the rental conditions set at the time of booking, detailed on our website and included in the booking confirmation, forming the rental agreement.
Tenants are encouraged to familiarize themselves with our booking conditions, available on our website or upon direct request. Modifications to the rental agreement are valid only if agreed upon in writing.

General Terms

  1. Key Handover: Keys are handed over upon presentation of the rental confirmation and a valid ID or passport. Detailed key collection instructions will be provided before arrival.
  2. Rental Period: The rental period is as stated in the booking confirmation.
  3. Check-In/Check-Out: Standard check-in from 3 PM; check-out by 10 AM at the latest.
  4. Guest Information: Our primary focus is on families and couples. Youth groups must identify themselves at the time of booking. Non-disclosure may result in refusal and contract termination without refund. Compliance with restrictions listed in the property description is mandatory.
  5. Occupancy: Occupancy must not exceed the number specified on our website and in the rental contract. Exceeding this number may result in eviction without prior notice.
  6. Property Information: The stated square footage includes exterior wall dimensions. Erecting tents or parking trailers without explicit agreement is prohibited.
  7. Usage: The property is to be used solely for vacation purposes unless otherwise agreed. We reserve the right to terminate the rental immediately for activities against law or policy.
  8. Pets: Pets may not be allowed in some properties. We accept no liability for allergic reactions or asthma due to previous pet presence.
  9. Noise: We are not responsible for unexpected noise from construction, neighbors, or other sources.
  10. Smoking: Smoking inside the property is strictly prohibited. Violations incur a 1,000 Euro fee.
  11. Pool: Guests use pools and similar facilities at their own risk, adhering to any instructions provided. Children under 16 must be supervised.

Booking Information

  1. Payment Terms: A 30% deposit is due immediately upon booking, with the remaining 70% payable no later than 35 days before occupancy begins. Full payment is required within 48 hours for bookings made less than 30 days before the start date.
  2. Non-Compliance: Failure to meet payment terms may result in contract termination without waiver of outstanding payments.

Cancellation

  1. Cancellation is possible under specific circumstances, such as death, acute illness, or significant damage to the tenant’s property.
  2. Cancellation Process: The tenant must notify us in writing within 24 hours of the cancellation reason, with proof provided within 3 days.
  3. Cancellation Protection: Coverage is from booking until noon on the rental start date; early departure is not covered.

Deposits and Additional Payments

  1. Security Deposits: May be required for damages or insufficient cleaning. The amount is determined by the property’s size, amenities, and condition.
  2. Increased Deposits: May apply to certain groups, with specific conditions available on our website.

Cleaning and Damages

  1. Cleaning: Tenants are required to leave the property clean and tidy. Failure to do so may result in additional cleaning charges.
  2. Damages: Tenants are responsible for any damages incurred during their stay and must report any damages immediately.

Complaints and Liability

  1. Complaints must be reported during the stay via the provided hotline number or to our local customer service.
  2. Liability is limited to direct financial losses; we are not liable for indirect or non-financial damages.

Mediation Role and Jurisdiction

  1. We act as intermediaries for the property owners; any disruptions outside our control may result in booking cancellation with immediate refund or alternative accommodation offer.
  2. Jurisdiction for disputes lies within the territory where the property is located, under Croatian law.

Force Majeure and Other Circumstances

  1. We are not liable for changes or disturbances outside the property’s control, including construction noise, power outages, or natural phenomena.
  2. In case of force majeure, neither we nor the property owner can be held liable for non-fulfillment of the rental contract.

Data Protection

  1. Our Privacy Policy on our website explains how we process personal data. By providing your personal data, you consent to its use in accordance with our privacy notices.

Recording of Calls

  1. We may record phone conversations for monitoring and training purposes, with the right to disclose these recordings in case of disputes.
